Project Description
Civil site design, permitting, and public and private improvement plans for a new $17 million-dollar, 25,000 square foot clubhouse featuring a commercial kitchen, teen center, art and dance studios, a STEM and technology lab, full-sized gymnasium, and playground.
Project Challenges
- Fitting a relatively large project on a constrained and landlocked infill site put a premium on available space.
- Outmoded utility connections and several conflicts with existing infrastructure complicated connecting the project with nearby utilities.
Solutions/Successes
- Careful site planning allowed the project to maximize use of available space on a relatively small site while providing Stormwater Low Impact Development (LID) features, driveway improvements, and an accessible path of travel to the public sidewalk. Site grading conformed to both existing conditions and a planned redevelopment project adjoining the site.
- Several last-minute design revisions overcame obstacles to civil site improvements. The late addition of a PG&E transformer and switch gear required reconfiguration of the domestic, irrigation and fire water services. Additionally, the discovery of utility conflicts during construction required the late addition of a private stormwater lift station to convey stormwater to the nearest public storm drain. Expedited design revisions and fast-tracked approvals by the City Building Department kept the project schedule on track.
